Rental Permit Instructions and Information

OBTAINING A RENTAL PERMIT 

The Town of Huntington requires a rental permit for all one and two-family homes, condos, townhouses, apartment complexes, multiple residencies and mixed use occupancy buildings which are rented out. Rental permits are not required when:

  • The owner lives on the premises
  • The owner's immediate family lives on the premises
  • There is a homeowner's association on site
  • There is a property management office on site

1. COMPLETE THE APPLICATION

The rental permit application above must be completed and notarized. The application packet includes the application itself as well as instructions on what needs to be submitted, the fees required, and how to schedule an inspection. If you are renting out a dwelling with more than one unit, such as a two-family house or an apartment building with multiple apartments, you will need to print additional unit description sheets. The application includes one copy of the sheet, and one sheet is required per unit.

2. HAVE AN INSPECTION CONDUCTED 

When applying for a rental permit, you have the choice of a town inspection, performed by a Town of Huntington Code Enforcement Official, or you may hire your own licensed professional. If you choose to hire your own professional, they must be one of the following:

  • A Licensed Professional Engineer
  •  A Registered Architect
  • A New York State Certified Code Enforcement Official 

If you hire your own professional, they must complete:

Just like the rental application, you will need to print additional sheets if you have more than one unit being inspected.
