Commercial Building

A Building permit is required for all Commercial Projects for the construction, alteration, moving, repair, and modification, demolition, in whole or in part or the change of use of any building or structure.

New Commercial Building Construction

 

1.  Two (2) completed Building Permit Application (87-01). Application forms must be filled out in their entirety and must be signed by the property owner and notarized (signature by lessee is NOT allowed). 
2.  One (1) copy of a complete survey.
3.  One (1) copy of the subject site plan indicating the location of the tenant space, and also includes a required parking calculation in compliance with the Town of Huntington Building Zone Ordinance, if applicable.
4.  Three (3) sets of detailed construction plans (architectural, structural, plumbing & mechanical) that indicate compliance with the New York State Uniform Fire Prevention and Building Code. See the Codes of the State of New York
5.  Proof of ownership or corporate resolution.
6.  LEED “Certified” rating for buildings with a gross floor area of 4,000 square feet or more (See Town Code).
7.  A plumbing permit application is to include two (2)completed forms Plumbing Permit (87-13) (separate fee) signed & notarized by a plumber licensed to perform work in the Town of Huntington, to be taken out after building permit is issued.
8.  A Certificate of Workers Compensation. (Use forms C-105.2 or U 26.3 as applicable).
9.  Safe & Code compliant: For buildings 100,000 square feet or more proof is required that the contractor and all subcontractors has an apprenticeship training agreement and is registered and approved by the New York State Commissioner of Labor. (See Town Code ₴87-55).

Interior Alteration to a Tenant Space


1.  Two (2) completed building permit application forms. Application forms should be filled out in their entirety and must be signed by the property owner (NOT the lessee) and notarized.
2.  One (1) copy of a recent complete survey.
3.  One (1) copy of the subject site plan for Building & Housing Department indicating the location of the tenant space & One (1) Planning approval copy.
4.  Three (3) sets of detailed construction plans (architectural, structural, plumbing, and mechanical) that indicate compliance with the NYS Uniform Fire Prevention & Building Code and the Suffolk County Fire Prevention Ordinance.
5.  Proof of ownership or corporate resolution for subject property/building.
6.  A Plumbing Permit (87-13) application (separate fee) signed & notarized by a plumber licensed to perform work in the Town of Huntington, to be taken out after building permit is issued.
7.  A Certificate of Workers Compensation. (Use forms C-105.2 or U26.3 as applicable).

Note All Applications Require:


1.  Forms must be filled out in their entirety signed by the property owner (NOT the lessee).
2.  The seal and signature of a registered architect, professional engineer and/or licensed land surveyor as noted above is required on all plans. Any alteration to plans which bear the seal and signature of a registered architect or professional engineer must be initialed and dated by the altering architect or engineer.1
